6600 feet above sea level. There is a mixture of stands of L
odgepole Pines,
Quaking Aspen and open meadow views on the property.
Views from the property are spectacular. Territorial views to the Island Park
Reservoir, Grand Teton's and Continental Divide can be seen from many of the
home sites. At final build-out there will be approximately 4 miles of graveled
roads for access through out the property. The electric lines and phone lines
will be run underground along the graveled roads to maintain the aesthetics of
the property. Future residents will be able to drill and control their own
individual water well on their property.
The West Yellowstone Airport is approximately 40 miles away and the Idaho Falls Airport is 90 miles away. These airports accommodate several major airlines such as Delta Airlines.
Construction of single family homes and other structures can be started in early 2001. C. C.&.R's for architectural design guidelines have been established for the project to promote continuity and community. Typically one main house and a reasonable number of out buildings will be allowed on each home-site. Ultimately an architectural committee will review all architectural plans on behalf of all residents of Icehouse Creek. Fencing of the property will not be required.
Domestic animals may be kept on the property for non-commercial purposes. Horses will be permitted on lots larger than 2 acres in size with a maximum of 2 horses per acre. Snowmobiles will be permitted but will be limited to the individual property owners property and the main roadways (subject to local safety and traffic laws).
There are approximately 20 acres of common area located throughout the property which include a water pond area and permanent open space area. Provisions have also been made that in the event future residents of Icehouse Creek desire to have a caretaker, it could be accommodated for.
The developer will be providing a variety of financing packages to prospective home-site buyers. All home-sites will be use land contracts.
